The Investment Loan Funding Process: After we receive your inquiry regarding our residential or commercial investment loan programs, either online or by phone, we will submit your application to our investor network and send you the most competitive offer available. After your review and approval of the investment loan offer we will start or finish completing the 1003 loan application for real estate investments. We will then consult with you regarding your specific real estate purchase or refinance and give you a Good Faith Estimate of the investment loan cost and terms. After this process has been completed we will request you to send us a real estate Sale and Purchase Agreement (if needed) or your current mortgage lender's account information and an appraisal report (if required). After we receive these documents we will then submit the entire package to our investment loan processing department. After all of the standard forms are completed and all underwriting conditions are fulfilled and the file completes underwritten we will send all the documents to the title company and schedule the closing date.
